Plan for Clonshaugh office park

Developer Michael Cotter has sought planning permission for a major office park in Clonshaugh in Dublin 17.

Using a company called Park Developments (Dublin),he is seeking to develop just under 28,000 square metres of ‘‘employment development’’ on part of the grounds of Woodlands House.

The site is off the Balgriffin Road extension and the proposal is for 13.6 acres of his landholding there. Cotter is seeking planning to develop three five-storey blocks totalling more than 15,300 square metres of own door office space. He is also seeking permission for three six-storey class 3 offices measuring a total of 12,445 square metres.

A new access road will be provided from the N32 and nearly 4,850 square metres of the site will become a landscaped park. There would also be 565 off street parking spaces which will be provided in a combination of basement and surface parking. It is the first stage of an overall office site of 21.43 acres owned by the company.

‘‘The proposal adjoins but does not significantly impact on Woodlands House,” the application states.

Woodlands House is one of the few Queen Anne houses left in the country, and both the house and conservatory are listed. It was built in 1730 by the Dean of Santry and in recent years has become surrounded by roads.

‘‘It is one of the few elegant early houses to survive,” author Peter Pearson has said. ‘‘It is a square house, completely symmetrical, with a belvedere on the roof.”

The Cotter-owned lands were rezoned in 1999, and given an industrial zoning for a business park. Cotter is one of the most successful developers in Ireland.
